Founding rate — 3.5% of gross rents

For the first 12 months of management of an eligible 4- to 19-unit plex.

3.5%/ month for 12 months

Starting in month 13: 4.5% under the Essential Management plan, unless another plan is selected.

STRATEGIC ADD-ON

Annual CPA Performance Review

A structured annual review of the property’s financial performance and market positioning, directly supervised by Christian Gagné, CPA, owner and operator of multi-unit residential properties.

Included deliverables

  • Consolidated annual review: revenue, expenses, arrears, vacancy and net operating income
  • Budget and forecasts for the next 12 months
  • Analysis of recurring expenses and unusual variances
  • High-level rental-market analysis: comparable rents, vacancy, unit positioning and improvement opportunities, based on available data
  • Prioritized optimization strategy covering revenue, expenses, contracts, vacancy, capital work and property appeal
  • 12- to 36-month summary work and cash-flow plan
  • One annual strategy meeting with action plan
  • Quarterly follow-up available through a custom proposal

Billed annually and available as an add-on to a management plan. The same annual rate applies in the first year and at subsequent annual renewals. The initial diagnostic included with the Founding Rate is a high-level snapshot and is separate from the complete Annual CPA Performance Review. The market analysis is high-level and does not constitute a formal real-estate appraisal or a guarantee of returns. Specialized tax, legal, real-estate valuation and financing services are not included and may require a separate mandate with the appropriate professional.
