Frequently asked questions

Do you manage all types of income properties?

We primarily manage duplexes, triplexes, quadruplexes and quintuplexes (under 6 units), as well as buildings with 6 to 19 units. For buildings with 20 units and over, we offer custom proposals based on complexity.

Can I stay involved in important decisions?

Absolutely. Our mandate clearly defines authorization levels. Expenses exceeding an agreed threshold require your approval. You retain final control over all important decisions.

What happens with unpaid rent?

We apply a structured follow-up process from the first late payment. If necessary, we accompany you through TAL (Tribunal administratif du logement) proceedings according to Quebec regulations.

What happens in an emergency with Essential Management?

Requests are handled during regular business hours. At onboarding, we document an emergency protocol with the owner, a designated contact or selected service providers. Outside business hours, calls follow that protocol. 24/7 management by La Griffe Immobilière is reserved for Complete Management.

Do you produce the Relevé 31?

Yes. Relevé 31 production is included with Essential Management, Complete Management and the Founding Rate. This tax obligation is directly supervised by a Chartered Professional Accountant (CPA).

Do you also handle tenant placement?

Yes. Complete Management includes 1 tenant placement every 2 years; additional placements are billed at 60% of one month’s rent. With Essential Management and the Founding Rate, tenant placement is billed at 75% of one month’s rent and is payable only once a tenant is found and the lease is signed.

What is included in the Annual CPA Performance Review?

This annual service includes a consolidated review of the property’s performance, a budget and forecasts for the next 12 months, and structured analysis of revenue, expenses, net operating income and cash flow. It also includes a high-level review of the property’s market positioning — including comparable rents, vacancy, unit features and improvement opportunities — based on available data. From these findings, we prepare a prioritized optimization strategy addressing revenue, recurring expenses, contracts, vacancy reduction, capital planning and property appeal. The service also includes a summary work and cash-flow plan and one annual strategy meeting with an action plan. Quarterly follow-up may be proposed separately. This review does not constitute a formal real-estate appraisal or a guarantee of returns. Specialized tax, legal, valuation and financing services are not included.

Can I cancel the contract?

Yes. Cancellation terms are clearly stated in the mandate. Our goal is to be a long-term partner — if our collaboration doesn't meet your needs, we will facilitate the transition.
